Variable speed operation was great. Sanded great. Small front roller with flip up guard gets very close to walls using for wood floor sanding. I am using for pretty heavy duty homeowner floor sanding did about 200 sq foot new oak floor in an hour. have 600 sq ft more to do in other rooms but no doubts it will do it. BEST TOOL i HAVE BOUGHT IN A LONG TIME! Threw my old Black and Decker sander in trash after using this, did not know how good a sander could be.
