Will it work for a dc 10a 40v power source?

No, I believe is is restricted to 12VDC to power the board, the relay will switch isolated higher voltage

In the instructions, what does "for 8 times" mean in regards to pressing the learning button. Does it mean for 8 seconds or press it 8 times?

Press the receiver button 8 times continuously to reset the receiver's remote control data.

Inside the fob: physical switch or capacitive membrane? I need solder wires to the TX to connect to a different physical switch.

It has the feel of a tactical switch. Not at all like a common TV remote switch. However, both operate in a similar fashion. You'll likely have to scrape away some of the solder resist to make a good connection. The back of the fob has three screws... so you won't have to break it open. :)
