Gene and Dolf wrote this book in a very easy to read format and disclose as much detail as possible while still respecting the privacy of the individuals involved in the transactions. Several books talk about theory yet this book details actual deals done. "52 homes in 52 weeks" lays it all out and encourages you to take massive action as Dolf and Gene dissect leassons learned from their deals with mind blowing re-engineering to their investing.This book hits home for me on so many levels since like so many people I was caught in the middle of the Real Estate frenzy. After the stock crash of 2001 in the Bay Area I was fortunate to attend Gene's seminar, moved to Las Vegas to invest and became a Real Estate Agent/Property Manager in the height (and hype...lol) of 2004. By then the Vegas market had shifted unpredictably catching many investors (myself included) who had been speculating on appreciation.Several years later while dusting off the cobwebs and reading Gene's hilariously graphical illustrations of these deals I'm reminded again why Real Estate is the ideal vehicle to achieving financial freedom. Mistakes will be and were made yet I think it's important to look back noting the leassons learned so as to not repeat them again (for example...now I invest strictly for income). With these experiences/criterias under my belt I've discovered an abundance of potential opportunities for lease option and owner financing in this recovering East-coast market. An author (any author) finally uses the term buying "Subject to" and how this is really a form of Owner Financing or as Dolf says "OWC". This is not a how to book but rather another glimpse into the day in the life of a real world REI (although at an artificial time when there was hyper appreciation & Vegas ain't no normal city).
